For the Year Beginning 2010

Dear Homeowner,

The last year ended was quite a challenge for your Board of Directors. It started with the VGB act passed and activated by the federal government causing a scramble to get the pool open on time. It ended with the realization that to continue the services and upkeep that have made our neighborhood one of the nicest in the area, the annual assessment had to be increased for the first time.

It was good to have some social activities once again, the flower planting in March and the summer party cookout. I do hope we will have people step forward again this coming year to host these events and maybe others.

I hope all of you read carefully the information that came with your statement of account and the 2010 Budget for the Community Association. I would like all of you to have signed up to AMAG’s website with your email addresses as the board plans to use the ebulletin feature for community announcements. Please also be sure to read the sections “Consequences of Not Paying on Time”, “Amenity Areas & Controlled Access”, “Modification Requests”, and “Violations of the Covenants”.

There are a couple of items of concern that have been brought to my attention by several other homeowners that I would like to see action taken. First, our mailbox posts. I would like to see a real effort it getting those in great shape with a good cleaning or a new coat of white paint if necessary. Please watch the excessive vines and plants to keep those neatly trimmed so your house number can really show.

Second, for those that walk their pets, a few residents are giving all of you a bad name. You must respect your neighbor’s privacy and property lines. Please do not allow your pet to run all over your neighbor’s yard or close to the house. Keep your leash short and tight. Please pick up after your pet with a scoop and bag. No one likes the gifts left by another’s pet. Excessive barking and noise must be kept to minimum. There are county ordinances that cover most of these things and I would not want your pet to end up with animal control.

I also hope you will attend the annual meeting. There are several long term projects to consider and it is your chance to nominate and elect members to the Board. There is an open position available for someone to volunteer if elections cannot be held. I look forward to seeing you there.

Some of the Long Term Projects considered are:

Deck Loungers for Pool Area                           ---    $700

Repair and Paint Pool Pump House and Gables ---    $800

Correct Drainage Problem at Pump House          ---   $500

French Drain between Pool and Tennis Courts   ---  $1,700

Update Security System                                     ---  $6,200

Parking Lot Seal and Stripe                                ---  $1,250

Convert Pool to Saline                                        ---  $9,000

It has been my honor and privilege to serve as your President and as a member of your Board of Directors.

Sincerely,

Mike Conway
